How much security deposit is normal in India?

It varies sharply by city — one to three months' rent in most of the country, and far higher in parts of Bengaluru.

There is no single national figure. In most Indian cities a residential deposit runs from one to three months' rent. Bengaluru has historically been the outlier, where six to ten months has been common, though that has been softening. Commercial deposits are usually higher than residential ones.

Some states cap it. Where the Model Tenancy Act framework has been adopted, the cap is two months' rent for residential property and six for commercial. Adoption is state by state, so the cap may or may not apply where your property is — check your state's rules rather than assuming.

Whatever the amount, get it written into the agreement along with what it covers and when it comes back. A deposit with no written refund terms is the single most common source of disputes at the end of a tenancy.
